When is a well flow test needed?
Connecticut homes in rural areas often rely upon a private well for drinking water. Well flow tests are commonly required by banks, mortgage company’s, lenders on properties with private wells, before they will allow the transaction to move forward to closing. In addition well flow tests are beneficial to most, who are purchasing a property with a well.
When purchasing a home that relies on a well rather than municipal water, it is a good idea to consider a well flow test to determine if the water supply will meet the needs of your household. If you move into the home only to run out of water on a regular basis, you will need to be prepared for an expensive re-drill of the well.
The amount of water needed for an average household can be surprising. Showers, dishwashers, drinking water, cooking, laundry, toilets and watering plants etc all add up to a significant amount of daily water usage. The average person uses 80-100 gallons of water per day. It is not uncommon for a property owner who has one or two people living in the home to sell it to a new buyer who plans to have four or more people living in the home. This drastically shifts the daily water usage, so what worked for the previous owners may not work for you, as the new owner.
A standard well water flow test is graded pass/fail based on a minimum 3 gallon per minute flow rate over a period of 2 hours. This confirms that there is at least 360 gallons of water on continuous demand at the time of testing. The required flow rate on newer wells can be 5 gallons per minute or more.
The good news is that well systems are generally straight forward and improving or correcting a poorly performing or recovering well is not very confusing work for the many qualified companies in Connecticut who specialize in wells.
